Describe the change without guessing its age
A mark discovered on your return may be new, or it may have developed while you were away. Note the last time the area was known to be dry. Share the visible location and any previous repair records, but leave inaccessible roof areas for the professional assessment.
Distinguish the source from the affected materials
The water entry point and the damaged part may not be the same. A top cover or roof connection can need attention while rusted fireplace components require a separate decision. Ask the estimate to identify the work needed to address the source and any additional repair required before use.
Coordinate the work before replacing finishes
Discuss the order of exterior repair, fireplace assessment and any interior restoration. A new coat of paint can conceal the mark without resolving the cause. If several trades are involved, make their work boundaries explicit and keep the agreed scopes together for the person overseeing the property. When the date of a stain is uncertain, preserve that uncertainty in the service request. Ask a caretaker whether it changed between visits and gather any existing repair notes. The age of the mark should not be guessed from the date you returned home.
