Find the last service record
Look for the date, appliance model and any recommendation left open. Keep a note if the record cannot be found. A property that was unoccupied for part of the year should not automatically be treated as needing no maintenance.
Ask about changes in the room
If someone checks the home, ask whether they noticed staining, debris or damage around the fireplace. They do not need to operate the appliance or access the roof. A specific description helps the appointment focus on changes that matter.
Agree who can give access and approve work
Confirm the person's permission to attend and the best way to reach the owner with findings. Share sensitive access arrangements only through the agreed booking channel. Separate permission to inspect from permission to approve a repair.
Keep the first fire out of the schedule until assessed
Leave room for any maintenance or component work identified at the visit. Ask for a clear explanation of the next step before use. This is particularly useful when the fireplace is unfamiliar or the service history is incomplete.
